Roof Leak Repair in Manor, TX

Find where the water actually comes in, then fix that.

Roof leak repair in Manor and the greater Austin area. We trace the leak from the attic and the roof, fix the real entry point (pipe boots, flashing, valleys, nail pops, skylights), and check the rest of the roof while we are up there.

Overview

What Roof Leak Repair Includes

A ceiling stain is the end of the story, not the beginning. Water gets in at a split pipe boot, a piece of step flashing that pulled away from a wall, a nail that backed out at the ridge, or a skylight curb, then runs down the underlayment and along a rafter before it drips through the drywall, often several feet from where it entered. Patching the roof above the stain is how leaks get "fixed" three times.

We start in the attic when there is one, follow the water trail up to where it starts, then confirm it on the roof. Most leaks in Manor and the surrounding subdivisions are at penetrations and flashings, not in the field of the shingles, and the repair is a new boot, new flashing or a rebuilt valley done with matching shingles. We price it in writing before we start, photograph the fix, and look over every other boot and flashing on the roof so you know what else is aging.

  • Pipe boot and vent flashing replacement
  • Step, apron and counter flashing at walls and chimneys

  • Nail pops and lifted shingles resealed

How it works

Our Roof Leak Repair Process

01

Find the Entry Point

Attic first, then the roof. Water travels along rafters and underlayment, so the stain is rarely under the hole. We find where it actually comes in.

02

Fix It, Priced in Writing

New boot, new flashing, a rebuilt valley or a section of shingles, whatever the leak needs. You see the price before we start.

03

Check the Rest

While we are up there we look at every other boot, flashing and penetration, so the next leak is not a surprise.

What Affects the Cost of Roof Leak Repair

You get the price before the work starts. These are the things that move it:

  • What failed: a boot, a flashing, a valley or a skylight
  • How many penetrations are involved
  • Roof pitch and height
  • Whether decking or insulation under the leak is wet
  • Whether matching shingles are still available
FAQ

Roof Leak Repair FAQs

Why is the stain nowhere near the damage?

Water follows the underlayment and rafters downhill before it finds a gap in the drywall. The entry point is almost always uphill of the stain, sometimes on a different slope.

Can you find a leak that only shows up in certain storms?

Usually. Wind-driven rain from one direction points to a specific wall or flashing. Tell us which storms cause it and we start there, and we can water test the suspect area.

Is a roof leak covered by insurance?

Sudden storm damage usually is; wear and neglect usually is not. We tell you honestly which one you have before you decide whether to file.
