Roofs in Bertram: What's Different Here

Bertram is ranch country. The town has a few blocks of homes from the early 1900s through the 1970s along Highway 29 and the railroad, many with metal roofs, and outside town it is acreage properties, ranch houses, barns and equipment sheds on limestone and cedar toward Oakalla and Burnet. Metal is the default roof here, both older tin and exposed-fastener R-panel, and a lot of it is at the age where screws back out and washers crack. A few newer subdivisions along Highway 29 bring builder-grade shingle roofs into the mix.

The weather is the Hill Country pattern: storms coming from the west across open country with straight-line wind and hail, and summer heat that works the fasteners on exposed-panel metal. The soil is thin over limestone, so foundation movement is mild.

Common roof problems in Bertram

  • Exposed-fastener metal with backed-out screws and cracked washers
  • Old tin roofs on early-1900s homes past their useful life
  • Wind-lifted ridge caps and panels on exposed ranch buildings
  • Hail dents on metal and bruising on the newer shingle roofs
  • Barns and equipment sheds with rusted, leaking panels

Roof replacement, shingles, metal and inspections

New roofs installed to the manufacturer spec, not the builder spec, with the underlayment, flashing and ventilation that make a roof last in Central Texas heat and hail.

Roof Replacement in Bertram

Bertram replacements are mostly metal: taking off worn tin or R-panel on a ranch house and installing new standing seam over high-temperature underlayment, or replacing the panels on a barn with new R-panel. On the newer shingle homes along Highway 29 it is a standard replacement done to spec.

Metal Roofing in Bertram

Bertram has been a metal-roof town since the railroad, and a lot of what we do here is replacing tin and first-generation R-panel that has finally worn out. Standing seam on the ranch house, new R-panel on the barns and sheds, and re-screws on the buildings that are not ready for replacement yet.

Roof Inspection in Bertram

On a Bertram ranch a free inspection is usually four or five roofs, not one: the house, the shop, the hay barn, the equipment shed. We walk each, note which ones are fasteners-only and which are panel replacements, and give you one report that ranks them so you can budget.

FAQ

Bertram Roofing FAQs

Is Bertram inside your regular service area?

Yes. An inspection or job in Bertram usually fits within a few days.

Can you re-screw an old metal roof instead of replacing it?

If the panels are sound, yes. New fasteners and washers across the roof can add years. If the panels are rusted through or the seams have opened, we will tell you replacement is the honest answer.

Do you roof barns and sheds?

Yes. R-panel on outbuildings is a big part of our Bertram work, and we can do the house and the barns on one trip.
