Roofs in Georgetown: What's Different Here

Georgetown has three distinct roof populations. Sun City is the largest, thousands of single-story homes built from the late 1990s on, with active HOA architectural rules and a lot of roofs now at or past twenty years. Wolf Ranch, Berry Creek, Water Oak, Georgetown Village and the newer subdivisions along Highway 29 and Ronald Reagan Boulevard are 2000s to 2020s builder roofs. And Old Town around the square and the San Gabriel River has homes from the 1880s through the 1950s with steep pitches, original decking, and historic-district considerations on the exterior.

Georgetown sits on limestone and caliche with pockets of clay, so foundation movement is less severe than in Manor or Hutto, but the hail is the same. Storms tracking north out of Austin and across Williamson County hit Georgetown regularly, and Sun City in particular has had several large hail events that damaged roofs across whole neighborhoods. The city requires a permit for a re-roof, and the older districts have design rules; we handle both.

Common roof problems in Georgetown

  • Sun City roofs from the late 1990s and 2000s reaching replacement age together
  • Hail bruising across large single-story neighborhoods after county-wide storms
  • HOA architectural approval required for shingle color and profile
  • Original decking and flashing on Old Town homes
  • Builder-grade ventilation on newer two-story subdivisions

Roof Replacement in Georgetown

Sun City replacements are the most common job we do in Georgetown: single-story roofs from the late 1990s and 2000s, replaced to spec with synthetic underlayment, ice and water shield, new boots and flashing, and an HOA-approved architectural or Class 4 shingle. In Wolf Ranch and Berry Creek it is a two-story builder-roof replacement with ventilation added. Old Town homes get decking repair and proper flashing at chimneys and dormers.

Shingle Roofing in Georgetown

Georgetown shingle roofing runs through HOAs, historic overlay rules in Old Town, and a lot of Sun City homes on their second roof. We handle the approvals and samples, then install to spec with real ventilation and a Class 4 option.

Metal Roofing in Georgetown

Standing seam suits the acreage properties north and west of Georgetown toward Liberty Hill and Jarrell, and some Old Town homes where metal fits the house. Inside Sun City and most HOA subdivisions metal is restricted, and a Class 4 shingle is the practical hail answer.

FAQ

Georgetown Roofing FAQs

Do you work in Sun City?

Yes. Single-story roofs, HOA approvals and hail claims are the bulk of our Georgetown work. We bring approved shingle samples and the paperwork for the architectural committee.

Do I need a permit to re-roof in Georgetown?

Yes, inside the city limits. We pull it and schedule the inspection. Old Town homes may also have historic district requirements, and we confirm those before ordering materials.
