Overview

What New Construction Roofing Includes

A new roof on new framing is the one time a roof can be done exactly right, with nothing to work around. We roof custom homes, additions, detached garages, shops, barns and small commercial buildings, in shingle or metal, and we coordinate with the builder or the homeowner acting as their own contractor so the dry-in happens when the framing is ready and other trades are not waiting on us.

The details we care about on new construction are the ones production builders skip: underlayment over the whole deck rather than felt, ice and water shield in every valley and around every penetration, flashing built into the wall assembly rather than surface-mounted afterward, ridge and intake ventilation sized to the attic, and shingles or panels installed to the nailing pattern the warranty requires. We provide the documentation the builder needs for the final inspection and the homeowner needs for the warranty.

  • Dry-in: synthetic underlayment, ice and water shield, drip edge
  • Finish roofing: architectural or Class 4 shingles, or standing seam and R-panel metal
  • Flashing integrated with the wall and window assemblies
  • Ridge and intake ventilation sized for the attic
  • Additions tied into an existing roof
  • Detached garages, shops, barns and outbuildings
  • Coordination with the builder's schedule and inspections
  • Warranty and inspection documentation

How it works

Our New Construction Roofing Process

01

Plans and Spec

We review the roof plan, pitch, penetrations and ventilation and confirm the shingle or metal system with the builder or owner.

02

Dry-In on Schedule

Underlayment and flashing go on when the framing is ready, so the house is dried in and other trades can keep moving.

03

Finish Roof and Walkthrough

Shingles or panels, ridge ventilation, flashing at every penetration, then a walkthrough with photos before the builder's final.

Pricing

What Affects the Cost of New Construction Roofing

You get the price before the work starts. These are the things that move it:

  • Roof size, pitch and complexity
  • Shingle versus metal
  • Number of valleys, dormers and penetrations
  • Whether the job is dry-in only or dry-in and finish
  • Schedule, access and staging on the site
FAQ

New Construction Roofing FAQs

Do you work with builders?

Yes, custom builders and homeowners acting as their own general contractor. We can bid from plans and schedule the dry-in to the framing.

Can you tie a new addition roof into my existing roof?

Yes. The junction is the part that leaks when it is done wrong, so we build the valley or wall flashing into both roofs and match the shingle as closely as it can be matched.

Shingle or metal on a new build?

Depends on the house and the budget. Metal costs more up front and lasts longer with less hail risk; a Class 4 shingle roof costs less and is still a good roof here. We price both if you want to compare.
